Crypto and Digital Assets for a Los Angeles Home Purchase

Plan a Los Angeles purchase funded by digital assets: confirm accepted funds, document the transfer path and coordinate tax, lender and escrow review.

Discuss the funding source before making an offer

If your intended home-purchase funds are held in cryptocurrency or other digital assets, raise that fact early. The first question is whether the proposed funding path is acceptable to the parties handling your transaction. A digital-asset balance does not establish that money will be available to close on schedule.

This guide outlines coordination questions, not a promise that a seller, lender, bank or escrow provider will accept cryptocurrency. Alex Rad Group provides real estate representation; it does not provide exchange, custody, investment or tax services.

Confirm the accepted settlement method

Ask escrow and, if applicable, the lender to specify accepted funds and documentation in writing. Plan around verified U.S.-dollar funding unless every relevant party has expressly approved a different arrangement. Never send tokens to a wallet or transfer proceeds based solely on an unsolicited message.

If conversion is required, establish the sequence: asset sale, availability of proceeds, transfer to the approved bank account and delivery to escrow. Ask the institutions about processing times, limits, fees and reviews. Allow room for delays; do not assume an exchange withdrawal and a bank wire will complete on the same day.

Assign each question to the right professional

  • Buyer: confirms ownership of funds, supplies accurate records and authorizes transactions.
  • Agent: coordinates the purchase timetable and communicates funding dependencies.
  • Lender: determines whether funds and their documentation meet its requirements.
  • Escrow and title: confirm transaction instructions, accepted funding and title-related requirements within their roles.
  • Independent tax adviser: evaluates the consequences of disposing of assets and any cross-border reporting.

For an overseas buyer, include the sending and receiving institutions in the plan. Requirements can differ by institution, country, asset and transaction.

Build a clear record of the funds

Ask for a tailored document list before moving money. Relevant records may include exchange statements, transaction histories, evidence of account ownership, sale confirmations and bank statements showing receipt of proceeds. The receiving parties determine what is sufficient; a screenshot of a wallet balance may leave important questions unanswered.

Keep a dated record of each transfer and reconcile amounts after fees. Share sensitive financial documents only through channels approved by the receiving professional. Never disclose private keys, seed phrases or account passwords to an agent or transaction participant.

Review tax consequences before conversion

The IRS treats digital assets as property for U.S. federal tax purposes. Selling or otherwise disposing of an asset held for investment can produce a capital gain or loss. The proceeds available for a home purchase and the amount that may need to be reserved for tax are separate planning questions.

Your obligations depend on your circumstances, including tax residence and other jurisdictions involved. Consult an independent adviser before conversion, and retain cost-basis and transaction records. This article does not calculate tax or recommend an asset sale.

Questions buyers often ask

Can I make a direct crypto payment?

Do not assume so. Obtain explicit confirmation from the seller and every relevant service provider before incorporating a nonstandard settlement arrangement into your purchase plan.

Does converting to dollars remove documentation requirements?

No assumption should be made that it does. Ask the lender, bank and escrow provider what records they require for the complete funding path.

When should I raise this with Alex?

At the beginning of the search. Explain the intended funding source and timing without sending credentials or sensitive account records. We can identify the coordination questions that need resolution before an offer.

A specific mortgage example—not a universal approval

Fannie Mae’s virtual-currency guidance permits converted dollars for down payment, closing costs and reserves when its documentation and financial-institution requirements are satisfied. Funds must be verified in dollars before closing, and the lender must document their origin. The guidance does not permit virtual currency itself as the earnest-money deposit.

This does not establish your eligibility for a particular mortgage. A foreign-national loan, portfolio lender or other program may use different requirements. Ask your lender to confirm the rules for your specific loan and arrange an acceptable deposit separately.
