Los Angeles Condo Search: Questions to Ask Beyond the Listing Photos

A room-by-room and building-level viewing checklist for Los Angeles condos, including parking, storage, access and questions for your review team.

Compare the building as well as the home

A condominium search has two parts: the space you occupy and the building you share. Attractive interiors can make it easy to overlook practical details. Use a repeatable viewing checklist so you can compare homes in Marina del Rey, Santa Monica, Playa Vista or elsewhere in Los Angeles on the features that matter to you.

Start with arrival. Where do residents enter? How do visitors gain access? What happens when a delivery arrives? If there is an elevator, check the route between parking and the unit. Walk the route you would use with shopping bags or luggage instead of viewing only the front lobby.

Make parking and storage specific

Ask which parking spaces and storage areas are associated with the unit and request confirmation in the relevant documents. Look at the space itself: vehicle size, maneuvering room, overhead clearance and distance to the entrance may matter more than the advertised number of spaces.

If you need electric-vehicle charging, ask what is currently installed and what approvals or arrangements would be needed for your use. Do not assume a neighboring charger means another installation is permitted. Check guest parking arrangements separately and record any questions for the association or transaction team.

Observe the unit at a useful time

During a viewing, pay attention to the light, privacy and sounds in the rooms you would use most. Ask to see available storage and the location of laundry equipment. Note the condition you can observe, while leaving conclusions about building systems and hidden conditions to qualified inspectors.

Ask about another visit if the time of day matters to your decision. A bright midday showing may not answer questions about evening privacy or your work-from-home routine. Write down your observations promptly and use the same categories for each property.

Create a document question list

Before relying on a particular use or future improvement, ask the transaction team which association documents and approvals apply. Topics to discuss include dues, assessments, shared maintenance, insurance, renovation procedures, pet rules and rental restrictions. Request current records and have the appropriate advisers explain their significance.

This is a list of questions, not a conclusion about any building. A listing’s description of amenities does not establish the association’s finances or confirm permission for your plans. Keep unresolved items visible in your comparison until they have been reviewed.

Turn the checklist into your shortlist

Choose the five building and unit features that matter most to you. Share them with Alex alongside your budget, preferred areas and timing. Ask for a shortlist that explains how each candidate meets those priorities and where more information is needed.

An organized comparison helps you spend viewing time on the right homes and brings important questions forward before you make decisions. Start with our home-search page, then request a private consultation to discuss the properties that interest you.
