BUYING & SELLING IN WEST LOS ANGELES
01Compare property types in West Los Angeles
Explore condos, townhomes and single-family homes through the lens of your budget and space requirements. Tell Alex which destinations you want to reach and which features, such as parking or a home office, matter most.
02Evaluate day-to-day use
Review access, storage, laundry, outdoor space and parking arrangements at each home. In shared buildings, ask about association rules, dues and maintenance. Visit the surrounding streets to assess how the location supports your routine.
03Build your selling strategy
Start with your property’s condition, improvements, layout and relevant comparable sales. Alex can help you plan presentation and buyer inquiries, with clear next steps for your preferred selling timeline.

WEST LOS ANGELES · ADDRESS-LEVEL RESEARCH
Build a record for each property on your shortlist.
For planning context, the City’s West Los Angeles Community Plan page and boundary map ↗ cover a broader area that includes West Los Angeles, Century City, Pico-Robertson, Cheviot Hills, Rancho Park and Sawtelle. The plan currently in effect was adopted in 1997, and City Planning says an update process is underway. Use the map for context—not as a substitute for checking a property’s parcel details and current rules.
Start with the correct parcel
Record the address, unit number where applicable and assessor’s parcel number. Keep the listing, floor plan and your viewing notes together. A neighborhood label does not establish zoning, permitted use, lot boundaries or what improvements have been approved.
Read the planning information
Use Los Angeles City Planning’s ZIMAS property-search guide to explore available zoning and planning information for the address. Note any overlays or special conditions shown and list questions for City Planning. Confirm that the property is within the system’s jurisdiction before relying on a result.
Review permits and inspections
Use the Los Angeles Department of Building and Safety’s Permit and Inspection Report to look for records by property address. Compare any results with the seller’s disclosures and the property’s current condition, then contact LADBS if a record is unclear or missing. An online search is a research starting point, not confirmation that all work was permitted or approved.
Ask about the work you have in mind
If a home’s appeal depends on an addition, conversion or change of use, describe the exact plan to the appropriate planning and building professionals. Ask which records, permits and approvals would need review. Compare available records with the existing condition and seller disclosures; online information alone does not establish that proposed work is allowed or feasible.
Bring the unanswered questions to your home-search conversation with Alex. For condominiums, also use the building and unit viewing checklist to separate association responsibilities from the features of the individual home.
